Of the 38,000 square feet of office/warehouse space, Western Extralite will occupy 21,000 sq. ft. and will include office,
sales floor, and warehousing for their operations. The balance will serve as flex space for other tenants.
This project allowed Mar Lan Construction the opportunity to construct a project and apply for LEED accreditation.
The project will be the first privately-owned LEED certified building in Lawrence. Some of the strategies adopted for
LEED accreditation include:
- concrete paving in lieu of asphalt for more than 50% of the paved areas
- incorporating bioswales to provide control of storm water runoff
- locating the facility to optimize alternative transportation and providing showers and changing rooms for employees who walk or ride bicycles to work
- use of materials that have recycled content, i.e., precast wall panels, metal wall and roof panels, storefront doors and windows, canopies at entries, and the EIFS system
- recycling and diversion of 94% of construction debris from landfills
- keeping air delivery systems contaminant-free during construction
- selection of adhesives, sealants, paints and coatings, carpet systems and wood and agrifiber products to comply with low emissions standards
- optimizing energy performance by including daylight harvesting, occupancy sensors, and high efficiency light fixtures and bulbs
- water reduction systems such as sensor controls on low-use water closets, urinals, sinks and faucets
- heat recovery HVAC system allowing high range of comfort controls while maintaining very low energy use
- fundamental and enhanced commissioning of project to ensure all systems were working at optimum design and performance standards
