FIJI HOUSE RENOVATION
Lawrence, Kansas

The Phi Gamma Delta Chapter House Association chose Mar Lan Construction as their CM at Risk to implement a major renovation and addition. The project called for more than 21,000 square feet of renovation and building addition outdoor entertainment space to this 4-story building.

The first floor, which is the amenity level, involved a complete reconfiguration of layout and all new finish upgrades. The finishes were rich in character involving full-height and wainscot-high paneled wood wall systems, solid surface tops and large format porcelain floor tile. The two-story addition located off the northwest corner serves as the home for the House Mother. The “attic” space was converted to a “fourth-floor” living space. This involved removing the existing roof line and modifying roof lines to provide more buildable space. This space introduced sleeping and toilet accommodations for 35 additional fraternal members. Both of the existing stair towers were modified to service this new fourth-floor living area.

The exterior site improvements added an outdoor entertainment area involving an outdoor kitchen, sunken seating area, and a half-court basketball court. The introduction of natural limestone walls and benches accent this wonderful outdoor venue.
